Home Automation for 3BHK, 4BHK & Villas in Ahmedabad

Short answer first: a 3BHK apartment in Ahmedabad needs a different automation scope than a 4BHK, and both need something different again from a villa — not because of square footage alone, but because of how many rooms, zones and people the system has to serve. A fully integrated 3BHK villa runs ₹14.5–18 lakh installed; a 5BHK villa with redundancy runs ₹32–45 lakh. This guide covers what actually changes between those sizes, so you know what to ask for before you call anyone — including us.

What Actually Changes Between Sizes

Cost and scope track the number of rooms, switching points, climate zones and AV zones a system has to control — not the size of the house by itself. A large house with automation in six rooms costs less than a smaller one with automation everywhere. What genuinely changes as a home gets bigger is the number of those points, the number of people sharing control of them, and how much redundancy is worth paying for if a processor ever needs servicing. Three sizes cover most of what Agrima is asked to quote in Ahmedabad: a 3BHK apartment or compact villa, a 4BHK villa, and a larger villa from 5BHK up.

Across every size, the same seven categories of scope apply — lighting, motorised curtains and blinds, climate, security and access, audio-visual, networking, and control (keypads plus an app, with a manual fallback) — what changes between a 3BHK and a villa is how many rooms each category actually reaches, not whether the category exists at all. A 3BHK might put lighting control in every room but leave AV to one living-area zone; a villa puts all seven categories in nearly every room. That is the real difference a bigger budget buys, not a longer feature list.

3BHK: What It Needs

A 3BHK is the size where professional automation starts to make sense over a consumer retrofit kit — three bedrooms, a living and dining area, and usually a kitchen and utility space, roughly 2,000–2,800 sq ft depending on the layout. At this size the scope that actually earns its cost is:

A fully integrated 3BHK on this scope runs ₹14.5–18 lakh installed, covering hardware, cabling, programming, commissioning and handover — see the full cost breakdown for the line-by-line build-up. One platform, specified well, outperforms three platforms specified thinly at this size; our buyer's guide covers how to get a written, comparable scope from any integrator you're evaluating, not just us.

4BHK: What It Needs

A 4BHK villa adds a bedroom, usually a larger common area, and often a second living space or a study — enough extra scope that the automation design genuinely changes, not just its total. What typically grows:

Agrima doesn't publish a single fixed figure for a 4BHK the way we do for a 3BHK and a 5BHK — it sits between those two bands and depends on exactly how many of the extra rooms get the same scope as the core living areas. The honest way to get a real number is a site visit or a floor plan review rather than a guessed-at average; our team can scope it properly once we know the layout.

Villa (5BHK and Up): What It Needs

From 5BHK up, the conversation changes from "which rooms get automation" to "how the whole property runs as one system, with no single point of failure." At this size, the scope that typically matters:

A 5BHK villa on this scope runs ₹32–45 lakh installed. Our J. Bhalodia Residence project in Rajkot is a real example at villa scale — Lutron running the lighting and dimming layer, Crestron handling the automation logic and a dedicated home theatre, both driven from the same scenes so the house behaves as one system rather than several bolted together. What our clients say about living with a system at this scale is on our testimonials page.

At the far end of what's possible, not the typical end, our Kataria Residence project — an 85,000 sq ft, four-level Ahmedabad home running 650+ lighting loads, 76 HVAC zones and 39 distributed audio zones as one Crestron Home system — shows what the same principles scale up to. Very few projects need that scope; it's included here to show the ceiling, not to suggest a 5BHK villa needs anything close to it.

Which Platform Fits Which Size

Platform choice and budget are really the same conversation. Holding a 3BHK's scope constant and pricing it three ways:

ComponentKNXLutronCrestron
Processor₹1,50,000₹2,50,000₹3,00,000
Keypads (8 units)₹50,000₹1,20,000₹2,40,000
Lighting control₹80,000₹1,60,000₹1,60,000
AV integration₹1,20,000₹1,50,000₹4,00,000
Installation₹1,00,000₹1,50,000₹2,00,000
Total₹5,00,000₹8,30,000₹14,00,000

On a straightforward 3BHK, KNX is usually the sensible starting point — it's the most cost-effective of the three at equivalent scope, and it's where roughly half the people who come to us start the conversation. Lutron earns its place where the lighting and shading design is the point of the house. Crestron's extra cost buys native AV distribution and a single centralized experience, which is worth paying for once a villa's theatre and multi-zone audio scope genuinely needs it — which is why it shows up more often on 4BHK and villa-scale projects than on a 3BHK. Our Diamond, Platinum, Gold and Silver packages show which platform and keypad combination each tier uses, and our full platform comparison covers the decision in depth.

A 3BHK Apartment Is Not a 3BHK Villa

The bedroom count is the same; the wiring situation usually isn't. A 3BHK apartment is almost always a retrofit into an already-built structure, which pushes toward wireless hardware to avoid chasing walls — our wireless retrofit guide covers what that trades off against a wired install. A 3BHK standalone villa, by contrast, is more often caught at the construction stage, where cabling can be planned in rather than retrofitted. Either way, from 3BHK up the right answer is a professional, engineered system — KNX, Lutron or Crestron, including professional wireless such as Lutron RadioRA 3 or KNX RF where a wired bus genuinely isn't possible — not a consumer Wi-Fi or Zigbee retrofit kit, which is a DIY product suited only to a 1–2 bedroom flat.

Frequently Asked Questions

How much does home automation cost for a 3BHK in Ahmedabad?

A fully integrated 3BHK — lighting, climate, AV, security, access control and motorised blinds on one system — runs ₹14.5–18 lakh installed. Lighting control alone starts around ₹2.2 lakh.

How much does a 4BHK villa cost?

Agrima doesn't publish one fixed figure for a 4BHK — it sits between the ₹14.5–18 lakh 3BHK band and the ₹32–45 lakh 5BHK band, depending on how many of the extra rooms get full scope. A site visit or floor plan review gives a real number rather than a guessed average.

What does a 5BHK villa automation system cost?

Around ₹32–45 lakh installed, covering redundant processors, multi-zone AV, full security integration and the networking backbone a property of that size needs.

Which platform is best for a 3BHK — KNX, Lutron or Crestron?

KNX is usually the most cost-effective starting point for a straightforward 3BHK. Lutron earns its place where lighting and shading design is the priority. Crestron's extra cost buys native AV distribution, which matters more once a project's theatre and audio scope grows — more common on larger homes.

Does a bigger house always need a bigger budget?

Not automatically. Cost tracks the number of rooms, switching points and zones under control, not square footage alone — a larger house with automation in six rooms can cost less than a smaller one with automation in every room.

Is a 3BHK apartment automated the same way as a 3BHK villa?

Not usually. An apartment is almost always a retrofit into an already-built structure, which pushes toward wireless hardware. A standalone villa is more often caught at the construction stage, where wiring can be planned in from the start.

Can I add rooms to the system later?

Yes. The decisions that have to be made early are the cabling plan and the platform, since those are expensive to change later. Rooms, zones and devices can be added over time against that plan.

Do I need three platforms for a large villa?

Most homes don't. Layering KNX, Lutron and Crestron together adds cost and a second and third set of devices to service, and it earns its place only on large homes where the lighting design is ambitious and the AV is serious enough to justify doing each layer properly.

What's included in the quoted price?

System design, all hardware and cabling, installation, programming, commissioning, a full day of handover training, and support after handover. Civil work, false ceilings and the light fittings themselves (where a separate lighting designer specifies them) are not included.

Can consumer smart switches work for a 4BHK or villa?

Consumer Wi-Fi or Zigbee retrofit switches are a DIY product suited to a 1–2 bedroom flat. From 3BHK up, a professional engineered system — KNX, Lutron or Crestron, including professional wireless options — is the right answer for reliability and long-term support.
